Warranty Inspections
Under the Washington and Oregon Condominium Acts condominiums and townhomes have limited warranty periods, in which time it is a responsible and reasonable action for the association or homeowners to have the property’s common and limited common areas inspected by a third-party. The
Building Enclosure Design & Inspection Corporation (BEDIC) warranty inspection will either illustrate that the common elements, such as siding, roof, decks, windows, etc., are performing as intended, or it will specify the defective elements that are in need of attention.
The warranty inspection process includes:
- Comparison of the design documents, if available, to the as-built conditions.
- Review of building components to ensure that no defective materials have been used, that construction is in accordance with sound engineering and construction standards, that the construction practices meet workmanlike qualities, and that the improvements comply with all applicable codes.
- Reporting the investigation observations to the association and/or homeowners.
Once a report is produced, our firm can help the association with taking the steps required to have any issues that may exist addressed under the terms of the warranty.
